The small-company advantage

What the big outfits can't offer

Larger companies have showrooms, sales teams, and investors to answer to. We have Ryan, a crew, and your job. Here's what that gets you.

The owner is your point of contact

Call or text Ryan, and Ryan answers. The person who quotes your job is the person on site building it.

Quicker start dates

No months-long waitlist. We can usually get you on the schedule sooner than the big companies can.

Flexible on your terms

Change the plan mid-job, work in phases to fit your budget, or schedule around your family. No company policy in the way.

No investors to make happy

No corporate office or shareholders taking a cut. Your money pays for your project, not someone else's profit target.

The same crew, start to finish

No rotating subcontractors you've never met. The same people from demo day to the final walk.

One person accountable

One name on the job and one number to call. If something isn't right, the owner makes it right.

How a job runs

Ryan, every step of the way

Every job follows the same five steps, whether it's a vanity swap or a full house, and owner Ryan Knutz is personally involved in every one of them.

  1. Walk-through

Ryan comes out, looks at the space, and hears what you want done.

  2. Written estimate

Ryan writes it, often the same day: scope, materials, price, and timeline on paper. Free.

  3. Schedule

A real start date, and permits pulled where the job needs them.

  4. Build

Ryan is on site through the work, with steady updates and a broom-clean site each day.

  5. Final walk

Ryan walks it with you and signs off on the punch list before it's done.

About

Owner-involved in every step of every job

Knutz & Bolts Construction is run by owner Ryan Knutz, who is personally involved in every step of every job. He does the walk-through, writes the estimate, is on site through the build, and walks the finished work with you. One person you call, start to finish, and no job too big or too small.

The name says it: the nuts and bolts, done right—because the details matter. Square cuts, tight seams, and a job site you'd let your neighbors see. We'd rather tell you the real price and timeline up front than surprise you halfway through.

Ryan grew up right here in Thurston County. The towns he works in are the ones he was raised in, and the people who call him are his neighbors and the families he sees around town. His parents, his brother and sister, and a big extended family all still call the Pacific Northwest home. This place is in his DNA.

He's a family man first. He started Knutz & Bolts Construction to build something his family could be proud of: a company that does honest work at a fair price and treats every home like his own family is going to live in it. That means it's done right, done clean, and done when he said it would be.

Line-item breakdown

Where every dollar goes

No mystery numbers. Here's how a job like yours typically breaks down, with labor and materials split out on every line.

Line itemLaborMaterialsTotal

Labor covers Ryan's crew plus licensed subs like electricians and plumbers. Materials covers products, supplies, permits, and disposal. Project management, insurance & warranty covers Ryan running your job (scheduling, ordering, permits, inspections, and being on site) plus our insurance and 3-year workmanship warranty. These are typical splits for this kind of work, not a bid.

Financing

Ways to pay for your project

Most people don't pay for a big remodel or a new build out of pocket. We're not a lender, but these are the common ways homeowners in Washington and Oregon finance the work, and Ryan will give you the written, itemized estimate your lender asks for.

Home equity loan or HELOC

Borrow against the equity you already have in your home. Often the lowest-cost option for remodels. Ask your bank or credit union.

Renovation mortgage

Buying a fixer-upper or refinancing? FHA 203(k) and Fannie Mae HomeStyle loans roll the cost of the work into one mortgage.

Home improvement loan

No equity needed, quicker approval, and fixed monthly payments. Local credit unions often have the best rates.

Construction loan

For new builds, ADUs, and shops. The lender pays out in draws as each stage is finished, then it converts to a regular mortgage.

Talk to your lender first. Bring us their requirements and we'll match our estimate and payment schedule to what they need.
